The Albion Village Zoning Board of Appeals moved quickly through its agenda Wednesday afternoon, denying a variance request for an East State Street property while setting the stage for future discussions on parking and fence height issues. Approximately five members of the public were in attendance as the board convened at 4:00 p.m. on June 13. Board members Craig Tuohey, Jeanette Riley, Trellis Pore, Tony Wynn, and Code Enforcement Officer (CEO) Chris Kinter were present; member Bruce Dugan was absent. The most significant action of the evening involved a property at 255/257 East State Street. The board heard from applicant Sean Huff regarding a variance request (73.6-3-27) for the location. Following the discussion, board member Tony Wynn made a motion to deny the application. The motion was seconded by Jeanette Riley and passed unanimously with all members in favor. The denial halts the applicant's request for relief from specific village zoning code requirements at that address. Turning their attention to 139 South Main Street, the board addressed a separate variance request (73.6-6-26) regarding parking spots. The board voted unanimously to refer this matter to the County. Subsequently, a motion was made by Wynn and seconded by Pore to schedule a public hearing for this request. The hearing is set for July 18, 2024, at 4:00 p.m., allowing residents to weigh in on the parking proposal before a final decision is made. The board also processed a new application for 53 Meadowbrook Drive. The property at 73.10-2-43 is seeking relief regarding fence height regulations. The board voted to accept the application and scheduled a public hearing for this item, also to take place on July 18 at 4:00 p.m. In addition to the variance requests, CEO Chris Kinter provided the board with an update regarding 327 East Avenue. The minutes did not specify the nature of the update. The meeting adjourned at 4:41 p.m. The next scheduled meeting of the Zoning Board of Appeals is July 18, 2024, where the board will hold public hearings for the South Main Street and Meadowbrook Drive applications.
